7 Signs It Might Be Time to Replace Your Roof

Most people don't think about their roof until there's a stain on the ceiling. But a roof almost never fails all at once: it gives you warnings along the way, often for years.1 Learning to read those signs can be the difference between a planned replacement on your schedule and an emergency repair after the damage is done.

Here are the things roofing professionals watch for.

1. Your roof is simply getting old

Age is the first thing to consider. Asphalt shingle roofs are commonly cited at 15 to 30 years, but the real number depends heavily on climate, installation quality, and maintenance.2 In a hot climate like ours, that range shrinks: realistic lifespan under intense sun and heat often runs closer to 10 to 20 years.3 The general professional recommendation is to have a roof inspected once it passes about 15 years, especially after any severe weather.4 If you know your roof is in that range, it's worth a look even if nothing obvious is wrong.

2. Cracked or brittle shingles

Heat makes asphalt shingles brittle over time. Before they break apart, you'll often see cracks near the edges or down the center of individual shingles.5 In Redding, where summer roof temperatures are extreme, this kind of thermal cracking is one of the more common ways roofs show their age.

3. Curling shingles

Shingles that are curling at the edges or cupping in the middle have lost their flexibility and their seal. Curling is a classic end-of-life sign, driven by heat, UV exposure, and the constant expansion and contraction of temperature swings.6 Once shingles curl, they can no longer shed water reliably and they're vulnerable to being lifted by wind.

4. Missing granules (check your gutters)

Those mineral granules on your shingles are the protective layer that shields the asphalt from UV damage. As they wear off, the shingle deteriorates faster and faster.6 One of the easiest ways to check: look in your gutters. If you're finding piles of granules (they look like coarse black sand) or you can see bald patches on the shingles themselves, your roof is losing its protective coating.7

5. Blistering

Sun exposure can cause trapped moisture beneath shingles to rise to the surface and form heat blisters. When those blisters rupture, they leave vulnerable weak spots in the roof.5 Widespread blistering, especially on a sun-facing slope, is a sign the roof is under real thermal stress.

6. Signs of water getting in

Water is the red flag you can't ignore. Check your attic for stains, mold, or moisture on the underside of the roof deck. Interior warning signs include sagging areas or water stains on ceilings and walls.8 Water intrusion can lead quickly to serious structural problems, so it's worth addressing fast, and it often means the roofing system has already been compromised somewhere.

7. Missing shingles or storm damage

High wind can lift shingles, break the adhesive seals, and create entry points for water.9 After any significant storm (high winds, hail, heavy weather), it's smart to have the roof looked at, because a single event can take years off a roof's life or create damage that isn't visible from the ground.4

The Redding factor

Why does all of this tend to happen sooner here? Because our climate is hard on roofs from multiple directions. Summer highs average around 109.8°F in July, with a record of 118.4°F set in July 2024, and that relentless heat and UV accelerate the aging of asphalt.10 Then winter swings the other way, with December lows around 25°F and the occasional frost, adding freeze-related stress and heavy seasonal rain.10 Homes that experience both hot summers and cold winters deal with the effects of heat and moisture, for different reasons, and both shorten a roof's life.11

The single biggest thing you can do to fight this (beyond quality materials) is proper attic ventilation, which reduces the trapped heat and moisture that quietly age a roof from underneath.11

Repair or replace?

Not every one of these signs means you need a full replacement. A few damaged shingles after a storm may just need repair. But when the signs are widespread (curling across whole slopes, granules gone, multiple leaks, and an aging roof), that usually points toward replacement being the more sensible long-term choice. The honest answer depends on the specific roof, which is exactly why an inspection matters.
